Knox Ricksen’s real estate services are specialized in purchases and sales of commercial, industrial and residential properties, 1031 tax-deferred exchanges, leasing of commercial and retail properties, and secured lending and financing transactions. We also work extensively with families in the planning and transfer of real estate and other assets for estate tax reduction purposes seamlessly balancing the personal nature of such transactions while maintaining the profitability of the property within the confines of the law.
When other real estate transactions have gone awray, experienced and skillful team members are prepared to provide litigation solutions for residential non-disclosure cases, owner/contractor disputes, quiet title actions, actions to establish and defend against easements, boundary disputes, partition actions, foreclosure of mechanics’ liens, actions to cancel instruments, actions to set aside foreclosure sales, landlord tenant disputes, evictions, and commercial and residential lease claims.
There is large concentration on sales and acquisitions, complex development projects and the securing of their entitlements. The team also works with local and regional engineering firms and consultants and larger legal firms on land use projects. A special expertise includes the formation and early cancellation of California Land Conservation Contracts (Williamson Act), and the negotiation of oil and gas leases and agricultural leases.
